Nestled between the San Bernardino and San Jacinto mountains, the San Gorgonio Pass — the rugged corridor locals simply call "the Pass Area" — has been a crossroads since the days of the stagecoach. The same Badlands terrain that challenged early travelers is now the scenic backdrop for one of Riverside County's most compelling places to live. With Banning growing through new hospitality and commercial construction, Cherry Valley investing in educational infrastructure, and Beaumont's $135.5 million Capital Improvement Program transforming parks and downtown, the Pass Area is on the rise. Beaumont Life is your local guide to the neighborhoods, events, schools, and lifestyle that make this corner of the Inland Empire special — curated by Sam Silver, a U.S. Army veteran and proud member of this community.
"The Pass Area isn't just where I work — it's where I put down roots. I've watched Beaumont grow from a quiet stagecoach town into one of the Inland Empire's most exciting communities, and I wanted to build a resource that captures everything that makes it special."
— Sam Silver, U.S. Army Veteran & Community Advocate

The Gateway to the IE
Beaumont sits at the western edge of the Inland Empire, right where I-10 punches through the San Gorgonio Pass. That means you're living in a community with real small-town character — but you're also the last stop before the desert climb, 10 minutes from Yucaipa's growing family neighborhoods, 30 minutes from Palm Springs, 40 minutes from Riverside and the Mission Inn, 20 minutes from Redlands' historic downtown, and a straight shot to Joshua Tree, Big Bear, the mountain apple orchards of Oak Glen, the creative mountain village of Idyllwild in the San Jacinto Mountains, and the Blue Zone of Loma Linda. It's the kind of location that lets you have it all.
Getting Around
While most Pass Area residents drive, the region is served by two county transit agencies that connect Beaumont and the surrounding communities to the broader Inland Empire network — with bus routes, paratransit, and Metrolink connections available for commuters and everyday riders alike.
Riverside County's primary public transit provider, offering fixed-route bus service throughout western Riverside County — including routes that serve the San Gorgonio Pass area. RTA connects Pass Area communities to employment centers, shopping districts, and Metrolink stations across the county.
San Bernardino County's transit authority, managing bus routes and Metrolink connections across the county — including service to nearby communities east of the Pass. SBCTA coordinates regional transit planning and commuter rail access for residents traveling between the Inland Empire and greater Los Angeles.
RTA routes serve Beaumont, Banning, Calimesa, and Cherry Valley with connections across western Riverside County — including park-and-ride lots and Metrolink transfer points.
Both RTA and SBCTA coordinate with Metrolink commuter rail, connecting Pass Area riders to downtown LA Union Station and stations across the regional rail network.
Beaumont Transit and Pass Area Transit provide local dial-a-ride and shuttle service connecting Beaumont, Banning, Calimesa, and Cherry Valley.
SBCTA coordinates regional transit planning and commuter rail access across San Bernardino County — including Pass Area connections to the broader Inland Empire network.
Community News
The California State Parks Office lifted the construction pause in June 2026, clearing the project to resume and preserving the city's $2.5 million Phase II grant award. Phase I improvements — walking trails, picnic pavilions, inclusive playground equipment, a year-round splash pad, restroom facilities, and enhanced lighting — are underway. Phase II, funded in part through a $3.1 million federal grant, will add a secondary playground, skate park enhancements, and a designated event space.
The Riverside County Transportation Commission's 2026 plan includes major interchange improvements along the San Gorgonio Pass — including reconstructions at I-10 at Beaumont Avenue, Highland Springs Avenue, and Pennsylvania Avenue. Congressman Raul Ruiz secured $2 million in federal funding for the $45 million Pennsylvania Avenue Grade Separation rail underpass project to ease congestion. The SR-60/Potrero Boulevard Interchange Phase II broke ground in April 2026 — a $56 million project adding new lanes and improved connectivity for Beaumont's growing areas.
The San Gorgonio Pass Water Agency signed a historic Memorandum of Understanding with the Metropolitan Water District of Southern California in 2026 — securing reliable water supplies for the Pass Area for decades to come. The partnership enhances drought resilience and formalizes cooperation between the two agencies. SGPWA also partnered with the USGS to expand groundwater well monitoring in Banning.
In a major development for the Pass Area, Sam's Club was confirmed in May 2026 as the retail anchor for Banning's Sunset Crossroads project — a 533-acre mixed-use commercial and industrial development approved by the City Council in March. The project includes $5 million for Banning Unified School District, $3 million to the city for services, and a new fire station. One of the largest economic investments in Banning's history.
The Banning Travel Center — a new hospitality and truck stop development — is in design and construction phase in 2026, set to create jobs and serve as a gateway stop for travelers on I-10. Combined with a new hospitality business and corporate building under construction in Banning, the city is experiencing significant economic momentum with developments aimed at boosting tourism and local employment.
